This property was created bespoke for the new homeowners. We worked closely with the investor and purchaser to create the purchaser’s desired forever home. This isn’t particularly common, however, in this instance, we were able to source a client, who would purchase the property at an agreed price on the premise that the house was designed and finished to their preferences.

There were some non-negotiables, for example, the layout was predetermined, however the style, colour scheme and specifications were able to be selected by the new homeowners. We advised the investor to maximise the living space. This could be achieved with the addition of a loft space, a ground-floor extension housing a large kitchen/diner and a brick-built, self-sufficient work from home space in the garden.

The loft was spacious enough to hold two bedrooms and a bathroom, however, we advised the investor that it wouldn’t be beneficial for the property to have five bedrooms as the buyers in this area generally look for three/four bedroom properties. A master suite was created, comprising its own walk-in closet and a large bathroom.

The house underwent a complete renovation, from replastering to rewiring and plumbing. There were structural additions to the ground-floor, with a six-metre extension and double-dormer loft conversion upstairs. The garden was landscaped with a built-in seated area and a separate brick out-house built with its own electrics, providing the purchaser with an ideal home office (a popular housing trend since the pandemic). In terms of design and finish, the new homeowners opted for traditional Victorian style, in keeping with the heritage of the property. Original floorboards were restored as best possible throughout the ground-floor and Victorian fireplaces were either restored, where possible, or added for extra design flare.

With both the investor and buyers in agreement with how the property should look and be purchased, both parties were able benefit from the transaction. Traditionally, a property would have to be marketed and then the legal process completed, which could take a couple of months. However, on this occasion, the buyer carried out the legal process whilst the property was being refurbished, which allowed for a swift exchange of contracts once the property was completed. This meant that the investor was able to receive his return on investment as soon as the property was finished.
